2+kk, 3+1 and the plus sign: reading a Czech flat listing like a local

The number counts rooms, the plus counts the kitchen, and a kitchenette changes what you are paying for. A decoder for the most common code in Czech property.

  1. Czech layouts are written as rooms plus kitchen: the first number counts the main rooms and the part after the plus says whether the kitchen is a separate room (1) or a kitchenette (kk).
  2. A 2+kk is a living room with a kitchenette and one separate room, so it is closest to a one-bedroom flat; a 3+1 has two rooms beside a living room and a separate kitchen.
  3. The code says nothing about floor area, so two flats with the same label can differ widely in size; the area should always be read beside the layout.
